"What's the best neighbourhood?"

The answer?

It depends.

And I know that's probably not the answer you were hoping for.

After helping families buy homes here for years, (and raising my own five children here,)I've learned there isn't one perfect neighbourhood. There's only the neighbourhood that's the best fit for your family's lifestyle.

• Some families want top-rated schools.

• Some want mature trees and a little more character.

• Others dream of an acreage where the kids can spend every evening outside.

None of those answers are wrong.

The goal isn't to find the "best" neighbourhood.

It's to find the one that feels like home to you.

In this guide, I'll walk you through some of Fort McMurray's most popular family-friendly communities, comparing schools, recreation, home prices, lifestyle, and the little things you only learn from living here.

Timberlea & Parsons Creek

Where Schools, Recreation, and Community Come Together

If I had to guess, I'd say more families ask me about Timberlea than any other area in Fort McMurray.

And honestly, it's easy to see why.

Timberlea has earned its reputation as one of the city's most popular places for families because it offers a little bit of everything. Great schools, parks, playgrounds, walking trails, recreation, shopping, and a wide variety of homes all come together here.

That doesn't mean it's automatically the right neighbourhood for everyone, but for many growing families, it's an excellent place to start looking.

One thing that's important to know is that "Timberlea" isn't just one neighbourhood. It's made up of several smaller communities, and where you buy can affect everything from your school catchment to how close you are to parks and amenities.

Schools

If schools are one of your top priorities, Timberlea has some fantastic options.

Families in Central Timberlea have access to St. Anne School and St. Martha School, while West Timberlea is home to Sister Mary Phillips School, one of the city's highest-rated elementary schools.

Parsons Creek is served by Dave McNeilly School, another highly regarded elementary school, and many older students in the area attend Westwood Community High School.

One thing I always remind my buyers is that school catchments can change. If you've fallen in love with a particular school, it's always worth confirming the catchment directly with the school division before writing an offer.

Why Families Love Living Here

What I hear most often isn't actually about the schools.

It's about lifestyle.

Parents love being able to walk to playgrounds, head out for an evening bike ride, or spend a Saturday afternoon at the spray park without driving across town.

Syncrude Athletic Park is a huge draw, offering soccer fields, baseball diamonds, skating rinks, playgrounds, and plenty of room for kids to burn off energy.

Parsons Creek has developed into a wonderful family community as well, with its own spray park, skate park, scenic pond, and growing trail network.

And then there's the Birchwood Trails.

If you've never experienced them before, you're in for a treat.

With more than 120 kilometres of interconnected trails, they're used year-round for walking, biking, cross-country skiing, snowshoeing, and simply getting outside. They're one of my favourite things about Fort McMurray, and many families don't realize just how much they'll use them until they live nearby.

Housing & Budget

Timberlea offers a really nice mix of homes.

You'll find everything from townhouses and starter homes to larger executive properties, making it a neighbourhood that works for buyers at many different stages of life.

Average home prices are currently around the mid-$400,000s, while Parsons North tends to be one of the city's higher-priced communities, with average prices closer to the mid-$500,000s.

That higher price point often reflects newer construction, modern floor plans, larger garages, and updated energy-efficient features.

Timberlea or Parsons Creek might be the right fit if:

Whenever I'm showing homes in Timberlea, I often find myself slowing down between appointments—not because of the houses, but because I want buyers to notice the little things. Kids riding scooters. Parents chatting while their children play. People walking their dogs after dinner.

Thickwood & Beacon Hill

Incredible Value with Plenty of Character

Sometimes buyers tell me they've already crossed Thickwood off their list before we've even started looking.

Usually it's because they've heard the homes are older.

My response is almost always the same:

"Let's go take a drive."

More often than not, by the end of that afternoon they're seeing the neighbourhood in a completely different way.

Yes, many of the homes are older.

But older also means mature trees, established streets, generous lot sizes, and often a lot more house for your money.

For many families, that's a trade-off they're happy to make.

What Makes These Neighbourhoods Special

One thing I really appreciate about Thickwood and Beacon Hill is that they feel established.

They're communities where neighbours have often lived for years, where parks are shaded by mature trees, and where everything feels settled.

Families living here enjoy easy access to walking trails, sports fields, playgrounds, and one of Fort McMurray's biggest attractions—MacDonald Island Park.

If you've never been, it's much more than just a recreation centre.

There's swimming, skating, climbing walls, indoor playgrounds, fitness facilities, the public library, and activities happening all year long. Having that nearby can make a huge difference, especially during our long winters.

Beacon Hill also has its own parks, baseball diamonds, soccer fields, and tennis courts, making it another wonderful option for active families.

Schools

Families in these communities have access to several excellent schools, including St. Gabriel School, Father Patrick Mercredi Catholic High School, and École McTavish, which offers French Immersion, Advanced Placement, and the Registered Apprenticeship Program (RAP).

As always, I recommend confirming school catchments directly before purchasing.

Affordability

One of Thickwood's biggest advantages is value.

Average home prices remain significantly lower than many of the city's newer neighbourhoods, giving buyers an opportunity to purchase more space while staying within budget.

For first-time buyers or growing families, that extra affordability can make a real difference.

Sometimes it means upgrading from a townhouse to a detached home.

Sometimes it means having enough room for the kids to each have their own bedroom.

Those are meaningful differences.

The Honest Trade-Offs

No neighbourhood is perfect.

Older homes often require more maintenance over time, and layouts can feel a little less open than what you'll find in newer communities.

If you're considering Thickwood, I always encourage buyers to look at several different streets before making a decision.

A Walkable Community That Feels Like Home

If you're looking for a neighbourhood that feels connected, welcoming, and easy to explore, Eagle Ridge deserves a spot on your list.

One of the things I hear most from buyers after we drive through Eagle Ridge is, "It just feels nice here." And I think that's because the neighbourhood was thoughtfully designed with families in mind. Everything feels close together, making it easy to enjoy parks, trails, schools, and everyday amenities without spending half your day in the car.

For many families relocating to Fort McMurray, Eagle Ridge quickly becomes a favourite.

Why Families Love It

Eagle Ridge has a wonderful balance of outdoor space and convenience.

The neighbourhood is home to beautiful parks, ponds, sports fields, and playgrounds, with Egbert Park and Millennium Park serving as popular gathering places throughout the year.

Like several of Fort McMurray's family-friendly communities, Eagle Ridge also connects directly to the Birchwood Trails. Whether your family enjoys evening walks, biking together, or getting outside on the weekends, having those trails nearby is something many homeowners grow to appreciate more with every season.

It's also one of the more walkable neighbourhoods in the city, which means grabbing a coffee, heading to the playground, or running a quick errand often doesn't require getting in the vehicle.

Schools

Families living in Eagle Ridge have access to Walter and Gladys Hill Public School, along with Catholic school options nearby. Depending on your address, high school students may attend Westwood Community High School or other schools within their designated catchment.

Saprae Creek Estate

Where Home Comes With a Little More Room to Breathe

This section is probably the easiest one for me to write because it isn't just somewhere I've worked.

It's home.

My husband and I have raised our five children in Saprae Creek Estates, so I know exactly what life here looks like beyond the real estate listings.

It's quiet.

It's peaceful.

And yes...the stars really are brighter out here.

Saprae Creek is about 18 kilometres southeast of Fort McMurray and offers something that's difficult to find anywhere else nearby, space.

Most properties sit on generous acreage lots, giving families room for kids to explore, build forts, ride bikes, play hockey in the driveway, or simply enjoy being outside without feeling like you're living on top of your neighbours.

It's a lifestyle that's very different from living in town.

Why Families Choose Saprae Creek

For many people, the biggest draw is privacy.

Homes often feature large garages, workshops, plenty of parking, and enough yard space that you can truly make the property your own.

There's a slower pace here.

Instead of hearing traffic outside your window, you might hear birds, kids laughing in the yard, or the occasional ATV heading down the road.

Of course, acreage living isn't for everyone.

Children are bused into Fort McMurray for school.

Running out for milk takes a little more planning.

The commute into town is longer than living in Timberlea or Eagle Ridge.

But here's what I've learned after raising my own family here.

Our kids grew up with room to roam.

They built snow forts that would never fit on a city lot.
